I have been trained in real estate investing by Joe McNamee and I wanted to give his future students an idea of what they have to look forward to after completing their training. My first two investments played out as follows:

The first property I purchased was a fixer upper. I purchased the property for $95,000 and spent $20,000 on the rehab. After completing the rehab, I quickly had a tenant buyer with a lease option to purchase the property for $156,000. I collected a down payment of $8000 and I have a monthly cash flow of $250 from that tenant. My back end profit will be $33,000.

My next purchase was two properties on 10 acres. I purchased this property for $200,000. I have tenant buyers for both homes on this property with lease options to buy the first home for $152,000 and the second home for $157,900. I collected a down payment of $10,000 on the first home and $5000 on the second home. I have a total monthly cash flow of $850 from these two properties. My total back end profit will be $94,900. 

I am so thankful for the training that I received from Joe. It was incredible to be able to go to his company, get the training, and then spend a few days just observing his company in action. He doesn’t just tell you how it’s done, he shows you. You will be surprised by how easy it actually is. It has truly changed the way I view real estate investing. I was amazed most by how easy it is to sell these properties when you are controlling the terms. I had multiple buyers to choose from on each property. Trust me, your life will change after you are trained by Joe McNamee. I am forever grateful!
